River Landing homesite sales have increased in 2026, with 33 properties closing through early August compared with 27 during the same period last year. Median sale price has also risen from $20,000 to $30,000, while median market time has declined by 55 days.
Those gains do not mean every homesite is appreciating at the same rate. Buyers continue to respond differently based on subsection, lot position, views, surrounding development, buildability, and other property-specific characteristics.
With a substantial number of homesites currently available, buyers still have options. The result is a market showing stronger overall activity while remaining highly selective at the individual property level.

There are currently 50 homesites actively listed in River Landing, with another 6 under contract. That level of inventory gives buyers plenty of options across different sections, lot types, price points, and locations within the community.
With that much competition, simply being available is not enough. Homesites that are priced appropriately for their specific characteristics are better positioned to attract attention, while properties that miss the market can remain available for extended periods.
River Landing offers multiple membership options, allowing residents to choose the level of club access that best fits how they plan to enjoy the community. From dining and social activities to recreation and championship golf, each membership provides a different combination of amenities and privileges.
Subsection, water or golf views, interior versus perimeter positioning, nearby homes, and surrounding development can create meaningful differences in buyer demand.

A River Landing homesite’s value can vary considerably based on where it is located, what it overlooks, its size and shape, surrounding development, and how the property can accommodate a future home. Two homesites with similar acreage can compete very differently once those factors are considered.
Understanding where a property fits within the broader market requires looking beyond a single average or recent sale and comparing it with the homesites buyers are most likely to consider as alternatives.
